Corporate Leasing & Marketing Specialist The Leasing & Marketing Specialist r is responsible for overseeing all aspects of leasing and marketing at the property for a portfolio of housing communities. The Leasing & Marketing Specialist works closely with the Community Manager & staff to set leasing goals and develop a strategic marketing plan for achieving budgeted occupancy. Leasing & Marketing Specialist is responsible for effectively leading leasing team and accomplishing effective leasing, marketing and positive resident relations. Essential Duties & Responsibilities Personnel Management Use consistent techniques & company directives to screen, hire, train, coach and develop on-site staff Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks Promote harmony and quality job performance of staff through support and effective leadership Ensure staff compliance and consistency with Company policies and procedures Financial Management Achieve highest possible net operating income through the implementation of effective cost control and revenue & leasing improvement; identify trends and recommend strategies and adjustments Develop yearly marketing budgets/forecasts Strategic Leasing Management Develop yearly marketing plan and utilize marketing strategies & systems Ensure staff leasing techniques are effective in obtaining closure, follow up procedures met, signing/documentation of leases and reporting systems are accurate and up to date Develop and implement resident retention programs (i. e. resident functions, special promotions, monthly newsletter, etc. ) Develop new relationships and strengthen existing relationships with business contacts and vendors Identify potential Company customers utilizing market and demographic data as well as industry knowledge Mentor community team members on leasing and marketing skills and concepts. Model effective leasing and customer service techniques and communicate expectations to site team members Maintain a solid awareness of company and regional performance and makes decisions that will have a positive effect on performance Keep abreast of relevant industry topics to incorporate them into planning and decision-making Maintain an awareness and understanding of the goals of the company and work to enhance its overall image and presence in the market Identify marketing needs of specific communities or areas to facilitate the development and implementation of marketing plans to accomplish objectives Seek out and utilize available internal and external resources to meet goals and objectives Regularly monitor resident satisfaction in person and through follow-up phone calls and utilizing Customer Satisfaction Surveys Communicate regularly with Regional Vice President, Regional Supervisors, and Community Managers regarding goals, objectives, and relevant concerns, problems, and solutions Develop marketing communication materials targeting Company market niches Monitor and Implement all social media and online presence, including all campaigns being used Administrative & Maintenance Management Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis Audit files and property as needed This job description should not be considered all-inclusive.
